Mark Rothko and his first wife, Edith Sachar, put down roots in a small apartment within a Greek Revival townhouse in Manhattan’s East Village neighborhood in the 1930s. There, the late abstract expressionist—famously known for his color field technique—created the painting titled “Thru the Window,” inscribing the back with the building’s address, “313 E 6th,” along with his signature. The entire multifamily building sold for $45,000 in the 1970s to pioneering filmmaker Emile de Antonio, known for his documentaries on the Kennedy assassination and the Vietnam War. Later, artist Alfred Leslie used the garden level as his studio. After a fire destroyed the top floor of the prewar dwelling in 2022, the vacant and gutted structure hit the market the following year for the first time in over five decades. Michael Auriemma, the retired principal of an international consulting firm, came along and scooped it up soon after for nearly $3.7 million, undertaking an extensive, multimillion-dollar restoration and renovation that included new plumbing and electrical systems, a structural steel roof, and the rear facade. I spoke with one investor, who posts on Telegram as TokNist, who said that when they first heard about RealT, they understood the proposition immediately. This will not be a banner year for the real estate app Zillow. “We describe the home market as bouncing along the bottom,” CEO Jeremy Wacksman said in our conversation this week. Last year was dismal for the real estate market, and he expects things to improve only marginally in 2026. (If January’s historic drop in home sales is indicative, that even is overoptimistic.) “The way to think about it is that there were 4.1 million existing homes sold last year—a normal market is 5.5 to 6 million,” Wacksman says. He hastens to add that Zillow itself is doing better than the real estate industry overall. Still, its valuation is a quarter of its high-water mark in 2021. A few hours after we spoke, Wacksman announced that Zillow’s earnings had increased last quarter. Nonetheless, Zillow’s stock price fell nearly 5 percent the next day. Dozens of public housing tenants in Detroit are getting a once-in-a-lifetime shot at homeownership. But poverty and poor credit could still be stubborn barriers, even with financial support. The Detroit Housing Commission (DHC) is selling all 195 single-family homes in its portfolio and giving current residents priority to buy them. The agency is expected to announce the program Wednesday alongside a $1.2 million commitment from the Rocket Community Fund to support the first 10 home purchases. The money will grant buyers down payment assistance and up to $60,000 in repair work to be done by the DHC. “Our overall mission is to help families achieve stable homeownership that can lead to a more prosperous life,” said Beth Sorce, Rocket Community Fund’s senior director of housing stability. “Our investment with DHC is really about helping Detroit families achieve that dream of homeownership.” DHC Director Arthur Jemison said the program benefits both residents and the commission. Gene Hackman’s longtime home in Santa Fe has quietly come onto the market, offering a rare look at the private world the actor built far from Hollywood. A real estate gamble gone sideways has hollowed out more than a third of the apartment buildings in Palmer Park. Close to two dozen buildings in the neighborhood are practically abandoned, putting the viability of the neighborhood and its historic buildings at risk. Phoenix-based Urban Communities began buying multifamily buildings in the neighborhood near Detroit’s northern border in 2020. Today, all 21 buildings are either in receivership, foreclosed or highly distressed. Many are in dire physical condition. Listing photos and descriptions of the properties paint a grim picture. According to an inspection report of 361 Merton Road, the electrical wiring and much of the plumbing was stolen, several units sustained fire damage, the stairs weren’t secure, and paint and plaster were coming off the walls throughout the building. “Getting this building back to an occupiable condition will be a significant undertaking,” the report said. Not one of the properties elicited a single bid. Frank Simon, a court-appointed receiver tasked with marketing 14 of the buildings for sale, said he inherited a rough situation. “(The portfolio) …
